A building inspector checks to see if the contractor has followed the blue prints and has installed the necessary rebar in the concrete at the right placement, ie is it exactly 2 inches from the edge or did they mess up and put it at 1 1/2 inches which would make the concrete want to spall over time. Is the wiring installed per state code, does the plumbing have the necessary vents for the gasses to escape properly, is the lumber used compatible for the loads incurred during a snow storm, or enough insulation for the elements. The list goes on and on! Did the contractor dig the basement with the knowledge of the water table. Pity to try and dig a basement where there is a four foot water table…major pumping year round! Did they contact the soil specialist to see about infiltration rates for the septic system if it is not hooked up to city sewer. As the list continues… Want to be one? They are paid pretty well…just that some people cringe whey they show up.

A building inspector or say a home inspector’s job is to thoroughly inspect whole house and find the hidden defects in the house, then creates a report and improve those defects from the house.
