Whose name is on the deed? Your mother's? If so, then unless she signed it over to you, it is not your house, it is hers and she owes the remaining loan...not you. It is doubtful the loan company or bank would approve the transfer of the deed to your name given the fact you have no money. If you want to keep living there and her name is on the deed, rent it from her. Have an actual lease and pay monthly rent. Find someone reliable to share the rent with you, or a couple of people depending on the amount you agree to pay. If it is in your mom's name and she does not pay the mortgage, it is her credit that will be ruined if the bank forecloses. Is she behind on the loan now? If so, the bank can foreclose and have you removed. If her name is on the loan, then she will also owe the taxes.
How old are you? It's probably in your mom's name so you can't do much about that, but if you're a minor, mom's can't just leave you behind, If you are 18plus well it might get more interesting, did she leave you any note, email that she's leaving you the house? Contact a lawyer.
