You may have an issue that is irreversible. Try to transplant the tree to fresh soil and keep it from being overwatered. Inspect for insects. It sounds like a fungus, though. This usually will kill the new growth first and then the older leaves. If it is dying vice-versa then you might look harder for insects or foreign contaminates.
