Have you tried using folex to remove the lipstick stains? It comes in a white bottle with a purple logo on it and you can buy it at most grocery stores. Very handy stuff.
If that doesn't work or oxyclean, then you might have to hire a professional...and last, if you can't remove the stain at all, then you might consider getting an area rug (worst case scenario) to cover it up.
